There are several things to consider, including clauses on your agreement. However, if you have shown the property to the potential buyer and your client decides to close the sale without you, he still owes you your commission.
If your client receives an offer that meets all the conditions he required, within the time prescribed in your agreement, and still refuses to sell, he still owes you your commission. If the seller receives several promises to purchase but do not contain for example the asking price, it will depend on the clauses on your contract. To be sure, we advise you to have your document reviewed by a lawyer.
